Do I own my own home?

where you only have a ‘licence to occupy’.
Do I own the land on my site?
No, Bestlife Communities are affordable because you own your own home, and the park owns
the land including your site. You pay a weekly site fee that gives you the right to occupy your site
and enjoy all the park facilities and the protection of the Residential Parks Act 2007.
What does the weekly site fee cover?
The weekly site fee covers the site that your home occupies as well as the following running costs.
Is there a Deferred management, or exit fee?
No! There are no deferred management or exit fees. Overall, the costs of living at Bestlife
Communities make it a truly affordable living option. There are NO hidden costs.
What does the home price include?
Everything! All homes include carpets, timber laminate flooring, tiled bathrooms, built-in wardrobes,
kitchen appliances including dishwasher, NBN (connectivity subject to national roll-out progress)
and ducted reverse cycle air conditioning. The price also includes your outdoor paving, carport
(remote control panel lift door) fencing, rainwater tank, clothesline, TV antenna and landscaping to
create your perfectly finished low-maintenance home. NO HIDDEN EXTRAS.
Can I rent out my Bestlife home?
No. Bestlife communities have been specifically designed to create the ideal lifestyle choice
for homeowners to live in and enjoy. You have the comfort and security of a permanent community.
This means that you are unable to rent out your home to other parties
Are Bestlife Communities only for retired people?
No. moving into a Bestlife Community does not mean that you must stop working. Anyone over
50 years of age is eligible.
Do I have to pay stamp duty when I buy a home?
No. Stamp Duty is not payable when you buy a home with Bestlife.
will i have to pay capitol gains tax when i sell?
No, as your principal place of residence, CGT does not apply to sales.
Can I bring my family pet?
Yes, small family pets are allowed at the discretion of management.
Can I have visitors stay at my home?
It is your home and of course you can have visitors stay. However, visitors can only stay
for a maximum of 30 consecutive days without the express permission of management.
Can i leave my home in my will?
Yes your home forms part of your estate and your beneficiary can enter into a site rental agreement
and occupying it (if over 50 years) or sell the home.
Can i sell my home?
Yes, you can sell your home to eligible purchasers (over 50 years) and assign your rental agreement,
or BestLife will offer a new rental agreement.
Are there any other government concessions?
Residents are eligible for ongoing government concessions via the Residential Parks Resident
Concessions scheme and Cost of Living Concession. These are available to assist with bills.
